		<description>Ken... excellent information as usual. We need to educate the consumer and realtor that it&#039;s not as easy as it sounds. And you made an excellent point that many of these ads and such are from companies that are lead generators for other mortgage companies. And just for the fact that they don&#039;t have to adhere to the strict lending laws when it comes to advertisement.  Just enough to make the phones ring.  Again, great job with this. 		<description>I am trying to close on a new home and it is federally required that I have flood insurance because congress mandated that lenders who lend to people in a flood risk area must have flood insurance.  My property is in ft lauderdale.  Aparently there is no flood insurance available because the govt fell asleep at the wheel again or was too busy spending our money.  I cant close because something that is now mandated by the govt isnt available because of the govt.  Im thinking a huge class action lawsuit against the federal govt.  just what the economy needs.  People who are trying to buy houses cant just stagnating the economy even more.  This administration is a JOKE</description>

We recently (March 2010) had a short sale with a conventioanl mortgage; the first mortgage was paid in full; the 2nd mortgage took a settlement less than full amount.  We just tried to secure a VA mortgage and have been told based on the very subjective mood of the underwriter; we have to wait 2-3 years.  Loss of job was cited in our letter to mortgage company; but that according to underwriter, it didn&#039;t &#039;qualify&#039; under as an extenuating circumstance. I ask b/c I am in the process of building a house, that was set to close on 04/28/10.  I just found out yesterday that my lender broke the law, as well as committed fraud.  Therefore, I spent 4.5 hours in a new lender&#039;s office yesterday figuring out how to &quot;fix&quot; what the other lender did.

This now means I cannot not close until sometime in the first 2 weeks of May.  They are going to try for the USDA loan, but I am just curious what the actual odds are of this going through at that time?  I just don&#039;t trust people&#039;s word on the lender end much these days, ya know???  :)
