First is MailChimp the application that runs for free on the MailChimp servers and allows some very awesome stuff for FREE that Constant Contact charges $30 a month for. I left Constant Contact for MailChimp some months ago and I’m a huge fan!
Next here is a great article called “The Touch Stone” from Clint Miller about working with leads either picked up from the internet, a show or event you attended or even from a lead you may have purchased from a lead seller.
Thirdly is a powerful tool most people are using wrongly – you’re about to use it to boost awareness of your service AND your listings! Foursquare.com started out (and still is) as a geo-tagging “game”. The idea was for college students and any others to “tag” the map when they went someplace and earn points. It was quickly adopted by small business to use as a marketing tool. You can become “The Mayor” of a retail store, city park or the local Starbucks by “checking in” on your smart phone. You DO have a smart phone, don’t you? Or do you still use smoke signals and carrier pigeons?
Here’s THE Foursquare.com tip for real estate agents: Go to your listing to put your sign in the yard. While you are there pull out your Blackberry, Palm, iPhone, Droid or any smart phone and use your Foursquare app (totally free) to geo-tag your newest listing. Put a link back to your single property page on your WordPress website (Ken Cook will provide a page for free) and leave. There is no guaranty anyone will ever find your listing this way but there is a guarantee if you don’t do it – it won’t be found this way.
Number four on the list isn’t really for the “faint of heart” and can easily be ab-used if you know what I mean but I have included a link to a local agent who uses it well and is a great guy to know, too. VPype is a video application that runs inside Facebook. Oh, you don’t get Facebook? Not a problem! The rest of the people using agent to reach over 11,000,000 possible home buyers in the south east “get it”. Lucky for us there is a constant stream of training available through the email list you are subscribed to that got you here. I am currently putting together a detailed training on how to use Facebook and VPype to really kick up your number of friends and potential clients.
Finally there is Google Alerts which I use constantly to find everything from events I may want to attend to new for sale by owner listings and even church picnics in my area. Google will send an email to me when it finds the search terms important to me.
